Virginia foreclosures are non-judicial. That means no judge and no court case is needed: a trustee can set a sale date quickly and sell the property on the courthouse steps, and those dates move fast. At that auction the owner usually walks away with nothing. A sale arranged before the sale date — to anyone, not necessarily to us — can leave money in the owner's pocket instead.

If your loan is a government-backed one — VA, FHA or USDA — it may be assumable. That means a buyer can take over your existing loan and its interest rate instead of getting a new one at today's rate. When the rate on that loan is low, being able to take it over is worth real money to a buyer, and that can mean a higher price for you than an as-is cash sale would bring.
It is not automatic: the lender has to approve the buyer, the buyer has to cover the difference between the price and the loan balance, and it takes longer than a cash close. With a VA loan there is a further catch worth knowing — unless the buyer is a veteran who substitutes their own entitlement, yours can stay tied to that house. Money the county may already owe you
In Florida, when a property is sold at a tax-deed sale for more than what was owed, the difference does not disappear. The county may hold that surplus money in the former owner's name, and a great many people never learn it is there.
We search for those surplus funds and help the person entitled to them make the claim.
- Nothing up front. You pay nothing to have us look, and nothing out of pocket to start a claim.
- The fee is capped by Florida law. Florida Statutes section 45.033 caps what a recovery agent may charge at 12 percent of the surplus.
- The money is paid to the claimant. The county pays the person entitled to the funds, not the person who found them.
